How do I start with BNB Services?

Use Start Free to complete your owner agreement online, or Talk To Us if you prefer a conversation first. We’ll verify your information—typically within one business day during public support hours—and answer questions before activating your account.

Does it cost anything to sign up?

No. There are no program fees — ever. Free to join, free to stay enrolled. We earn only when rentals succeed (we keep half of the reservation; you keep half). The written agreement does allow charges if you cancel a confirmed guest reservation (guest relocation and related loss costs) — not for joining or staying in the program.

What are your business hours?

Monday–Friday, 8:00 AM – 4:00 PM Central. Closed Saturday–Sunday for public support. Call (866) 423-5302 or use the contact form.

How quickly will someone contact me after I sign up?

Live website submissions are prioritized. Most owners hear from our team within one business day during public support hours.

Which resort / vacation ownership brands do you work with?

We commonly work with owners connected to major developers such as Wyndham, Hilton Grand Vacations, Marriott Vacation Club, Diamond Resorts, Bluegreen, Westgate, Holiday Inn Club Vacations, and others. BNB Services is independent — not affiliated with or endorsed by those brands. Contact us if you’re unsure about fit.

Earnings & payments

Revenue share, payout timing, and how pricing works.

How much can I earn from renting out my timeshare points?

Earnings depend on your resort, point allocation, seasonality, and demand. We’ll discuss a realistic outlook during onboarding rather than promise a fixed dollar amount.

What is the revenue split?

You receive 50% of the rental revenue for completed stays — not taxes, cleaning, or channel fees. Same 50% for every membership level.

When will I receive payments?

You are paid after each completed stay once the guest checks out and our pay gates clear (channel remittance and any holds). This is not a weekly paycheck — no completed stay means no Owner Share for that period. Timing can vary; details are in your agreement.

How do you set rental prices?

We analyze market rates for comparable resorts and inventory, then price to balance booking pace with owner earnings.

What is the process for renting out my points?

After signup and verification, we market eligible inventory on major travel platforms, manage bookings, and handle guest coordination so you don’t have to run a rental operation yourself.

What if my points don’t get rented?

Demand varies by resort, season, and inventory. Our team actively markets inventory across platforms to improve the chance of bookings.

Who handles cleaning and maintenance?

Your resort’s management company typically handles cleaning and unit maintenance under your timeshare agreement.

What if a renter causes damage?

Guest stays generally include deposit protections where applicable. Damage handling follows the platform and resort policies plus your agreement with us.

Is this a scam risk / do you charge program fees?

We do not charge program fees to join or stay enrolled. Be cautious of anyone demanding large prepaid “listing” or activation fees. Prefer talking with our team at the published phone number or through this site.

How do I tell a legitimate rental manager from a scam?

Legit managers publish a legal company name, physical address, reachable phone during business hours, and a written agreement that explains revenue share, who markets inventory, and when you are paid. Scams often demand large upfront wires, gift cards, or crypto; use high-pressure “today only” tactics; or promise fixed monthly income. Check independent sources (including BBB) and call the number on the company’s own website, not a number from a cold text. BNB Services charges no program fees to join or stay enrolled, pays 50% of the rental revenue after eligible stays, is BBB Accredited, and is independent of vacation club developers.

Can I still ask questions before I commit?

Absolutely. Use Talk To Us / the contact form or call us — general questions don’t require completing a full agreement first.

Are you BBB Accredited?

Yes. BNB Services is a BBB Accredited Business. You can view our public profile and rating on bbb.org (linked from our site footer and About page).

What’s the difference between owners.bnbthis.com and www.bnbthis.com?

owners.bnbthis.com is for property and points owners joining the rental management program. www.bnbthis.com is our traveler marketplace for searching stays. Same company (BNB Services LLC).
