Text Messaging Program Terms

How BNB Services LLC sends transactional and informational SMS/MMS to people who opted in on our owner and lead forms.

1. Program name

BNB Services LLC Owner Program SMS (also called “BNB Services text messages” about your owner inquiry or program next steps). This is the owner / inquiry messaging program—not a purchased marketing list.

2. Who we text

We send SMS/MMS only to mobile numbers submitted on BNB Services web forms where the person explicitly opted in by checking an unchecked-by-default SMS consent box. Providing a phone number alone is not consent.

That includes people who opted in on current owners.bnbthis.com forms and people who opted in the same way on prior BNB Services lead/owner forms with recorded SMS consent. We do not buy, rent, or scrape SMS lists. We do not text numbers that did not opt in through our forms.

3. What messages we send

Messages are transactional and informational about that person’s own inquiry or owner-program relationship with BNB Services LLC, including:

  • Confirmation that we received their inquiry
  • Appointment or call reminders for next steps they requested
  • Agreement, review, or other next-step links on our domains (for example owners.bnbthis.com)
  • Status updates and next-step information related to their inquiry (for example how the program works, when they are ready)
  • Related service updates needed to continue their inquiry or onboarding

SMS is used to deliver a personal next step. Detailed program information may appear on linked pages on our website. Day-to-day customer support for active owner stays and payments is handled separately via phone and email (see Help).

4. How to opt in (call to action)

Opt-in is collected only on BNB Services web forms on owners.bnbthis.com (and prior BNB Services forms that used the same consent practice). Primary public form: Contact. Also: Sign up and related forms that collect a mobile number with SMS consent.

When a form collects a mobile number, you may optionally check this box (it is never required to submit the form, use the site, or get a response by email or phone):

The checkbox is not pre-checked and is not required to complete the form. Links to this page (SMS Terms), our Privacy Policy, and Terms appear with the consent. Consent is stored with the form submission (timestamp, phone, and form source) only when the box is checked.

We do not use text-to-join keywords as the primary opt-in method. Opt-in is website form only.

5. Message frequency

Message frequency varies with your activity. While an inquiry or deal is active, you may receive up to about 10 messages per month, plus additional messages when you take actions (for example requesting a call, receiving an agreement link, or confirming an appointment). Volume is lower when there is no active inquiry.

Message and data rates may apply. Your wireless carrier may charge for SMS/MMS and data. BNB Services LLC does not charge a separate fee for program messages.

Reply STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT to any message to opt out. You will receive a one-time confirmation and we will stop program texts to that number. You may also email support@bnbthis.com to request removal.

9. No sale or sharing of SMS consent for others’ marketing

Mobile opt-in consent and phone numbers collected for this program are given only to BNB Services LLC. We do not sell, rent, or share SMS opt-in data or mobile numbers with third parties or affiliates for their marketing or promotional purposes. We may use service providers (for example Twilio) solely to deliver our messages and operate our systems under agreements that limit their use of the data.

Examples (wording may vary). Messages are calm status or next-step notices about your inquiry—not sales pitches or money claims in the text. Details may live on a linked page on our site:

12. Changes

We may update these SMS Terms by posting a revised version on this page with a new effective date. Continued use of the program after changes means you accept the updated terms.
